The final phase of the regeneration project at the Peabody Estate in Clapham Junction has been completed, marking the end of a long-running programme that has transformed St John’s Hill. The development, located opposite Clapham Junction Station, has delivered a total of 658 new homes across three phases.
The third and final phase alone contributed 307 homes. In addition to the new residences, the completed regeneration includes a new community centre, extra-care housing, a public square, and commercial spaces, significantly enhancing the local area.
Wandsworth Council Leader Cllr Robert Morritt, alongside representatives from Peabody and development partner Mount Anvil, attended an event to celebrate the milestone. Cllr Morritt highlighted the 14-year journey since the council granted planning permission for the regeneration of the original 1930s estate.
"This completion represents a huge investment boost for the Clapham Junction area," stated Cllr Morritt. "This borough is one of London’s most attractive locations for investment, and I’m proud that we’re a borough that welcomes opportunity and development."
The council's commitment to stimulating house building is evident through its collaboration with developers and its own Homes For Wandsworth scheme. Efforts are also focused on improving council home standards, reducing homelessness, and supporting leaseholders.
Cabinet Member for Housing Cllr Matthew Corner emphasised the council's dedication to increasing housing stock. "One of our central commitments is to get Wandsworth building homes and give people more choice about whether they want to rent, buy or move into affordable housing in fantastic developments like this."
Simon Barry, Managing Director for Development for Peabody, described the completion as an important moment for the community and all involved. "We’ve created hundreds of affordable homes, including homes for social rent, alongside new community spaces, extra-care housing and public spaces for people to enjoy," he said.
Darragh Hurley, Chief Executive Officer of Mount Anvil, acknowledged the collective effort behind the project. "St John’s Hill reflects years of partnership working between Peabody and Mount Anvil: careful listening and shared determination to deliver homes and places that meet the needs of Londoners," he commented.
